This project is part of a process initiated by the Bordeaux Urban Community (CUB) following their call for proposals for “50,000 apartments around public transport links”.
The plan was co-designed by two agencies: DND and Bruno Rollet. Taking into account the dense population of the area, the uniqueness of this competition lies in the attention given to both the design quality and best usage of space, enabling those in the area to benefit from the plan.
Our working concept set very clear defined uses:
– all units designed at an angle,
– spacious balconies and terraces (at least 10 m2)
– natural light on all levels,
– a construction method that allows for scalability of residential areas, notably with the option to create the « an extra room », for residents who so wish (pantry, office, bedroom).
The « extra room » concept characterises the architecture of the project, given the simplicity of the architectural approach. This concept applies to outdoor spaces, entrance areas and shared spaces.
This project is carried out within an ambitious economic context, with a target average outgoing cost of 2,500 euros including taxes / m2 of living space.
